Frequently Asked Questions
Q: Do you ever work with clients to build custom homes?
A: We are always willing to talk with you about working together on building your custom home. If it seems like a good fit, and our workload will allow the attention your project deserves, then building your home is certainly possible.
Q: What is the cost per square foot to build in Bozeman?
A: This is a question we are asked quite often and the answer is, “It depends”. There are so many options that it is really impossible to answer this question with any semblance of accuracy.
Q: Can we purchase one of your current spec homes while under construction?
A: Generally speaking, this is not something that we tend to do. It is possible that we could do this, but our normal course of business is to complete the home and then list it. One of the big challenges of pre-selling a home in today’s environment is that materials have to be ordered months in advance of when they will actually be installed. Once a home goes under contract, it is inevitable that the buyers would like to make small changes here and there. Before 2020, this wasn’t that big of a deal, but ever since the supply chain disruptions associated with the Covid lockdowns, this is problematic. That being said, if you really have your heart set on one of our homes under construction, shoot us an email and we’ll get back with you and discuss what’s possible.
Q: Why are new home so expensive in Bozeman?
A: There are many factors that influence the cost of new homes in Bozeman. It starts with the reality that there are simply not enough lots to build on. The lot shortage not only results in the cost of a lot being significantly higher, it also means that not enough homes can be built to satisfy the ever growing demand in the Gallatin Valley. Another factor is the cost of building in our harsh climate. If homes were only built in Bozeman during good weather, nothing would ever get completed! Dealing with 6 months of winter adds significant costs from everything to the initial excavation and foundation to heating the home during construction. Labor costs in Bozeman are also a very real factor when it comes to the cost of construction. Fewer and fewer young people are choosing to enter the trades, particularly in affluent Bozeman. Without enough skilled labor, most tradesman have more work than they can handle and are correspondingly raising their rates. Post lockdown, materials prices have also skyrocketed. Putting all of these things together it is easy to see why new homes are so expensive in Bozeman.
